Site Manager / Technical Project Manager

Project Context

For an office refurbishment project in Brussels, we are looking for a Site Manager / Technical Project Manager responsible for overseeing the technical and operational aspects of the project, from preparation and execution through to final acceptance.

Acting as the client’s technical representative on site, you will coordinate with the general contractor, subcontractors, and various technical stakeholders.

This role requires a highly technical and hands-on professional with solid construction and site supervision experience, capable of interpreting drawings, working effectively with multiple trades, and identifying technical or coordination issues.

Key Responsibilities

1. Site Supervision

• Monitor project progress and quality of works on site.
• Participate in site meetings and coordinate all involved stakeholders.
• Verify compliance of works with drawings, specifications, and agreed decisions.
• Identify and resolve technical and coordination issues.
• Track project schedules and follow up on agreed actions.

2. Drawings and Execution

• Review and analyze construction and execution drawings.
• Monitor drawings submitted by contractors and any subsequent revisions.
• Ensure proper coordination between architecture, construction works, and building services.
• Follow up on as-built drawings and technical documentation.

3. Building Services / Special Technical Systems

Maintain sufficient practical knowledge to liaise with specialists and challenge proposed solutions in the following areas:

• HVAC (heating, ventilation, and air conditioning)
• Electrical systems and lighting
• Fire detection and fire protection systems
• Access control and badge systems
• Intrusion and security systems
• Technical cabling and IT infrastructure

The successful candidate is not expected to be an expert in each discipline but must have a solid overall understanding of building systems and their interactions.

4. Refurbishment and Fit-Out Works

• Supervise demolition, partitioning, doors, glazing, and interior fit-out works.
• Ensure proper integration of technical systems within new layouts.
• Assess design changes and additional works.
• Monitor change orders (additions and deductions) and evaluate their impact on the project.

5. Handover and Acceptance

• Participate in provisional and final acceptance procedures.
• Track punch-list items and ensure their closure.
• Verify the delivery of technical documentation and as-built drawings.

Candidate Profile

• Minimum graduate degree or bachelor's degree in Construction, Building Engineering, or a related technical discipline.
• Proven experience in site supervision and project coordination.
• Experience in office renovation, transformation, or refurbishment projects is a strong advantage.
• Strong ability to read and interpret construction and execution drawings.
• Good practical understanding of building services and technical systems.
• Ability to communicate effectively with HVAC, electrical, fire protection, security, access control, and IT specialists.
• Experience working on the client side, within an engineering consultancy, general contractor, or project/construction management company is considered an asset.
